About Property Calculators

Each Australian state offers different first home buyer benefits. The First Home Owner Grant (FHOG) ranges from $7,000 (ACT) to $30,000 (QLD and TAS). Stamp duty exemptions apply up to $800,000 in NSW, $600,000 in VIC, and $700,000 in QLD for eligible first home buyers.

Investment property owners can claim tax deductions for loan interest, management fees, council rates, insurance, maintenance, and depreciation. When expenses exceed rental income, the property is negatively geared — the loss offsets your other income, reducing your tax bill at your marginal rate.

Australian investors typically target gross rental yields of 4-6% in capital cities. Land tax is an annual state tax on investment property land value — unlike stamp duty (a one-off purchase cost). Your principal residence is exempt from both land tax and capital gains tax.
